When the real estate cool down started, there were a lot of developers already committed to building quite a bit of product. And now that the absorption rate in Central Oregon has slowed, the developers are sitting on a lot of unsold properties. For Buyers, this is great news! Here’s why: qualified Buyers with good credit may have an opportunity to take advantage of nearly historic record low interest rates and an outstanding selection of properties to choose from. This presents optimal buying conditions. Whether you are looking for a permanent residence in Bend; Tumalo acreages for your horses; a getaway cabin in the woods; or a second home on the golf course in Sunriver; chances are it’s available right now. Compared to other markets, Central Oregon stacks up well when you look at price, quality of life, recreational opportunities, and selection. Snow-riders get ready! On the Sellers’ Side While the market currently tends to favor Buyers, Sellers can still do well when they prepare their home or property ahead of time and price it right. What can you do to prepare your home or property? First, take a look around to see if there are things that are easy or inexpensive to correct, do these repairs before listing the home. And, consider offering a home warranty with the sale, this will often say that the home has been taken care of and results in less concerns and/or hassles for both Sellers and Buyers after the sale. Look realistically at comparable properties, and consider walking through those already listed that closely match your own. Assure that your home or property is available for showings. Having your home ready for ‘short-notice’ showings can increase showings as Buyers often show up with little notice.
