Welcome to Caldera Springs
WHERE FOREST AND WATER COME FIRST
Caldera Springs was born from the legacy of Sunriver, carrying that Central Oregon resort tradition into a newer community shaped by forest, water, and year-round recreation. Set across more than 1,000 acres of ponderosa pine forest near Sunriver and Mt. Bachelor, the community blends newer luxury homes and cabin-style residences with lakes and streams, miles of trails, and an extensive range of recreational amenities.

Fun Fact
Why It’s Called Caldera Springs: Caldera Springs takes its name from the volcanic geology of the surrounding region — the massive Newberry Caldera lies to the southeast, part of the volcanic landscape that shaped Central Oregon and produced the region’s remarkable obsidian deposits. That history echoes right in the community itself: Obsidian Lake is named for the natural glass formed by the region's ancient lava flows.
